Servicing gas fires is a must. Gas fires unfortunately require regular servicing in order for them to be reliable and work correctly. If you are lucky enough to have a solid fuel fire, then soot will be an issue, and therefore sweeping is recommended at least twice a year, but could be more frequently depending on how often you use the fire.
Gas fire flues do require sweeping. When sweeping a flue for a gas fire, it is not soot that we are looking to remove, but more a case of checking that the flue has not been blocked in any way. You would be amazed as to the effect that a spiders web can have on the draw from a flue.
If you are a landlord, then you MUST obtain a CP12 by having your fire serviced and flue swept annually.
